Brief Description:
-
This old stone former farmhouse is south facing with a beautiful view of surrounding countryside. It is situated just on the edge of a small hamlet of about a dozen properties.
-
It is only 3 kms from the market town of Sauze Vaussais, with several shops, including a chemist, two café/bars, an hotel/restaurant, English tea room, banks and post office. There is also a supermarket and a DIY supplier. 1km outside the town is a park with a lake
|
-
Sauze Vaussais is just off the N10, giving easy access to Poitiers railway station and airports at Poitiers, Limoges and Angouleme.
-
The house is typical of the region, and known as a Longére (Stonebuilt Farmhouse "long house").
-
On the ground floor there is a small entrance hall, kitchen dining room, salon and shower room.
-
Upstairs from the hall there are 4 bedrooms, 2 bathrooms, a study area and large storage room (which could easily be converted into a further bathroom).
-
The house is heated by oil-fired central heating, the boiler being only 1 year old. There are also 2 woodburners.
-
Outside the sitting room there is a elevated terrace overlooking the small valley.
-
To the right side of the house is a garage, and to the side of that a 10m by 5m swimming pool surrounded by a wall and high hedge for complete privacy.
-
Behind the house is a large plot with planning permission to build an 11m x 6m garage with its own separate driveway.
-
There is also a cellar.
-
The gardens are extensive with a vineyard producing good crops (with which we make pineau with our French neighbours).
